Ecorivers Hai Duong by Ecopark: project facts

Ecorivers, also called Ecopark Hai Duong, is Ecopark's eco-township on the Thai Binh River. Construction began in 2018 and many rows of townhouses and villas are complete. In 2025 Hai Duong merged into Hai Phong, so the project's address has changed too. Here is the published information.

Location and developer

The project was in Ngoc Chau and Hai Tan wards of Hai Duong city. Under the 2025 administrative reorganisation, Ngoc Chau joined Hai Duong ward and Hai Tan joined Tan Hung ward, both now in Hai Phong city. The developer is listed as Ecopark Hai Duong Investment JSC, part of the Ecopark group.

Scale and land use

The Eco Riverside apartments

Eco Riverside is the apartment component of Ecorivers. According to a Vietnamese property news site, tower E1 has 845 units, from studios of about 31 m² to duplex penthouses of about 115 m², and its show flat opened on 20 September 2025. Apartments usually carry a different tenure, maintenance fund and management fee from low-rise homes.

• Low-rise homes: the land-use term on the certificate for the exact plot (aggregators describe it as long-term residential land).
• Eco Riverside apartments: a Hai Phong Department of Construction letter confirming off-plan sale eligibility and a bank guarantee for your unit.

• Ask how many homes in each row are actually occupied; lived-in areas have better everyday services.
• For shophouses, trade depends on the real number of residents, not the plan.

Costs on top of the price

The figure on a price list is rarely everything you pay. Add:

• 10% VAT on the building part of the price (not on the land-use fee), if the list shows prices before VAT.
• A 2% maintenance fund on apartments, paid at handover.
• A 0.5% registration fee when the ownership certificate is issued.
• Monthly management and parking fees.
• Fit-out and move-in costs: kitchen, curtains, lighting, storage.

If you are buying to let, research rental demand from engineers and specialists working in the region rather than relying on brochure figures.

How it compares with other Ecopark projects

Ecorivers is much smaller than Ecopark Van Giang (about 109 ha against nearly 500 ha) and has been under way since 2018, so many low-rise homes are finished. The key question is how many people actually live there today and which amenities are open compared with the plan. Visit in the evening to see which streets are lit and lived in, and talk to a few residents if you can.
