Eco Retreat Ben Luc: scale, sub-zones and sale approvals

Eco Retreat is the Ecopark founder's large township west of Ho Chi Minh City; ground was broken on the morning of 19 April 2025. Where is Eco Retreat?

The site is in the former Thanh Phu commune, Ben Luc district, Long An province. On 1 July 2025 Long An merged into Tay Ninh province, so new documents give the address as Ben Luc commune, Tay Ninh. The developer quotes 30–40 minutes by car to Bach Dang wharf in the old District 1, via Vo Van Kiet boulevard and the Ho Chi Minh City – Trung Luong expressway.

Scale and master plan

The Festival sub-zone (Mua Le Hoi) launched on 15 January 2026. It covers about 71.5 ha with high-, mid- and low-rise apartments, townhouses and detached, semi-detached and quad villas. The developer has announced four schools, including an Edison K-12 school.

Published legal milestones

• Land-use fees: in June 2025 a Vietnamese finance newspaper reported that an Ecopark subsidiary had paid about VND 2,600 billion in land-use fees and registration fees for 136.8 ha.
• Sale approvals: the Tay Ninh Department of Construction issued letter 2064/SXD-NBDS on 11 September 2025 covering 475 off-plan homes (component projects 9 and 6-1), and a letter on 3 October 2025 covering 1,170 apartments in component project 6-2.
• Legal entity: sources name a single-member limited company within the Ecopark group as seller, some in partnership with Ecopark Group JSC. Match the name on your contract with the sale-approval letter for your exact tower or plot.

Tips before buying at Eco Retreat

• This is an off-plan project: under the 2023 Real Estate Business Law the deposit cannot exceed 5% and the first instalment, deposit included, cannot exceed 30%.
• Check access-road and interchange progress in government documents, not only in sales brochures.
• Find out which amenities are open and which are still plans.
• Villas and garden homes here have large yards; solar lights keep outdoor lighting costs down.

Costs on top of the price

The figure on a price list is rarely everything you pay. Add:

• 10% VAT on the building part of the price (not on the land-use fee), if the list shows prices before VAT.
• A 2% maintenance fund on apartments, paid at handover.
• A 0.5% registration fee when the ownership certificate is issued.
• Monthly management and parking fees.
• Fit-out and move-in costs: kitchen, curtains, lighting, storage.

A simple first-year cost sheet lets you compare projects fairly, rather than comparing price per square metre alone.

Who is Eco Retreat for?

It suits people working in Ho Chi Minh City who want a spacious, green main or second home on the western edge of the city and are comfortable buying into a project that is still taking shape, with amenities opening over time. If you need to move in soon, choose a product with a firm handover date written into the contract.
